Park Avenue, Finchley, N3 - (project #01)

Vickers Architects were appointed to look at ways of incorporating a study room and reasonably sized utility space into an Edwardian end of terrace property. The house had already been previously developed with a rear kitchen extension and loft conversion, both by others.

We looked at multiple layout options and identified a range of different locations for the activities required by the client. This included a low cost / low disruption option of locating the new functions within the existing house, a more disruptive option of remodelling and enlarging the rear extension, and a medium level of disruption by building above the existing extension.

The client selected to build above the rear extension as it provided a good sized utility room on the ground floor, a characterful study space at first floor level and it avoided significant disruption to the existing kitchen. In having it's own dedicated staircase, the study would benefit from feeling sufficiently separated from the rest of the house for quiet working, whilst also being closely connected to the family activity spaces below.

The study space enjoys an unusual geometry which is in part influenced by the triangular shaped plot and a pitched roof which is exposed internally to create a vaulted ceiling.

The roof to the existing rear extension was also upgraded with a planted green roof which provided an attractive outlook from the first floor study corner window and also improved the local biodiversity.
